Phase 1: Site Preparation & Foundations

Every build starts below ground. After clearing and levelling the plot, our structural engineers design a reinforced concrete foundation system suited to the soil conditions. In Accra, we typically encounter laterite or sandy soils, which influence the depth and width of footings. Getting this right is non-negotiable — foundations are the one thing you cannot fix after the fact.

Phase 2: Blockwork & Structural Frame

Once the slab is cured, the walls begin to rise. We use hollow sandcrete blocks laid in a running bond, with reinforced concrete columns and ring beams at each floor level. The image above captures this stage perfectly — the structure taking shape at dusk, with scaffolding already in place for the upper floor.

Phase 3: Roofing & Waterproofing

The roof is poured as a reinforced concrete flat slab, then treated with a multi-layer waterproofing membrane. On contemporary villa projects we often extend this slab to form cantilevered overhangs — a signature feature of our designs.

Phase 4: MEP First Fix

Before walls are plastered, our mechanical, electrical and plumbing teams run all conduit, pipework and ducting within the wall and slab. Planning this stage meticulously saves significant time and money later.

Phase 5: Finishing & Handover

Plastering, tiling, painting, joinery, fixtures and fittings — the finishing phase is where the building transforms into a home. Our site managers maintain a detailed snagging list to ensure every item is addressed before the keys are handed over.
